V&A Waterfront Canal District | Connecting the City
Finally, change is coming to Dock Road, Cape Town.
The V&A Waterfront announced on 8 December 2015 that they will be taking on a R700 million (first phase) project to breathe new life into the area known as the first impression of the V&A, soon to become the mixed-use space known as Canal District.
‘Demand for commercial space at the V&A Waterfront is driving development in this district,’ says David Green, CEO of the V&A Waterfront, ‘This district is also a piece in the jigsaw puzzle that provides a seamless link through to the CTICC and Cape Town’s CBD.’
The first building in Canal District will be Amsterdam House, which will be divided into two, with British American Tobacco South Africa (BAT South Africa) to set up shop in the south wing.
‘The building is broken into two at the centre, emphasizing the visual axis between Table Bay and the Noon Gun complex located on Signal Hill. The break in the building also aligns with the bridge that links Dock Road and the remainder of the Canal Precinct. In a sense the building itself forms a gateway into this precinct simultaneously with it forming a gateway into the V&A.’ – DHK, assigned architects of the Canal District development.
With a massive corporation like BAT South Africa as one of the first tenants, we can expect to see a new burst of commercial activity to follow.
‘For a multi-national company the size and calibre of BAT South Africa to select the Waterfront as the preferred destination for the relocation of its head office is of significance, and speaks to the popularity of our development initiatives,’ says Green
The expectations are officially placed with regards to completion of the V&A’s new District, but with the well-seasoned NMC Construction as the assigned contractor, deadlines are sure to be met.
V&A Canal District: Figures to Know
• The first phase is valued at R700 million.
• Canal District will cover both sides of Dock Road, a total of 75 000m2 (7.5 hectares).
• BAT South Africa will occupy 8 000m2 in the south wing of the new Amsterdam House.
• Amsterdam House is designed with the aim to achieve a minimum of 5-Star Green Rating using the Green Star SA Office Design VI rating tool.
• Completion of Amsterdam House and the car park is expected in November 2016.
